Communication is key

We know as part of developing trust in a managing agent, communication is key. Every client receives a monthly bulletin, containing relevant information specific to their development. Keeping property owners informed has proven to be a successful aspect of our management. We do this in a way that is concise and transparent.

Every client is provided with a direct phone number to contact their Estate Manager and Coordinator. We provide a 24-hour, 365 days a year emergency contact for our schemes. Our Estate Managers visit every development on a regular basis. As well as meeting with any residents whilst on site.

Premier Estates operates with an ‘approved local contractor list’. It is our responsibility to arrange the highest quality services at an economical cost. So we source reliable experts in a given field and ensure you get the best value for money with any works required. We have a wide base of accomplished contractors who have passed our approved criteria. So we will happily arrange for the competitive tender of any works.

We are experienced in resolving a wide range of problems. From the basics of ensuring developments are debt-free and contractors fulfill their obligations. To the extremes of fire and flooding, we have seen it all. But that means we have the knowledge and expertise to solve your problems quickly and effectively!

Whilst many private developments are well managed and maintained by conscientious homeowners, the vast majority of resident-owned management companies (RMCs) elect, for good reason, to appoint a professional managing agent to act for them.

The long-term commitment and responsibility of managing and maintaining a development can be a daunting proposition, which is not always easy to balance with business and home life. When directors of management companies stand down it can be difficult to find willing and suitable replacements. A good working relationship with an experienced property management/block management agent can also greatly add to the desirability of development in the eyes of future purchasers, thus adding value to the whole development.

Property Management/Block Management Services

We recognise that homeowners require a thorough, professional, management service at an economic cost, which also gives peace of mind and financial stability in the future.  We are always delighted to meet with residents and directors of management companies to discuss their requirements and to put forward management proposals for consideration, completely without obligation.

Once Premier Estates is appointed as the manager of a new development, we will have a detailed liaison with the previous managing agent to ensure a smooth transfer of responsibilities.

Property Maintenance

Each development is the responsibility of an experienced estates manager who carries out monthly site visits to inspect standards of property maintenance service delivery and the general condition of the development. They complete a detailed site visit report and documented health and safety and fire regulation checks. In addition, homeowners receive a monthly update containing relevant points ensuring residents are well-informed at all times.

All necessary work will be specified, ordered, and carried out by approved contractors and inspected during site visits. A contractor on Premier Estates’ approved list has to demonstrate that they carry an appropriate level of public liability insurance, have a suitable health and safety policy, and constantly have their work checked for quality and price.

We feel that an important aspect of estate management is budgetary control and forward planning to ensure that when recurring maintenance is undertaken, such as redecoration, funds are available to carry out the work without recourse to further financial demands on residents.  All work is subject to competitive tender and approval by residents.  Premier Estates’ experience in managing a diverse portfolio of property gives us the ability to budget accurately for future costs.
