We are delighted to share that City Lofts in Sheffield has been officially awarded a Building Assessment Certificate (BAC). This marks an important achievement for both the development and our team, reflecting the standards of safety, preparedness, and professional responsibility required under the Building Safety Act 2022.

What the BAC Means

A Building Assessment Certificate is only issued once the Health and Safety Executive has assessed how effectively a higher-risk building is being managed. This includes:

  • Fire safety arrangements
  • Structural integrity
  • Overall management of building safety risks

Above all, the BAC exists to ensure one outcome – the protection of residents’ lives.

This certification shows we are meeting our legal duties as an accountable organisation. It also highlights that our building safety processes are aligned with the expectations of the Building Safety Act.

Just as importantly, it shows that our teams understand how their daily actions, whether on site, in the office, or in a support role, directly contribute to resident safety.

With so few BACs issued since 2023, achieving our second reflects the hard work and expertise of everyone involved.

Throughout 2025, the BSR required detailed evidence demonstrating how City Lofts is managed. This included information on:

  • Structural safety management
  • Fire safety systems and procedures
  • Staff roles, responsibilities and competencies

Our team consolidated the information into a comprehensive Safety Case Report, which the BSR uses to evaluate our approach.

Streamlined Document Management

One of the biggest advantages during the submission process was the use of a dedicated area within our document management system where all required materials could be stored and updated. Our team uploaded more than fifty separate documents to the BSR portal, many of which they had pre-populated well in advance.

Having this organised, centralised workspace enabled us to respond quickly to requests from the Regulator. Ensuring that the final submission was complete, consistent and easy to verify.
