Our Services:
- Management carried out strictly in accordance with RICS, ARMA, IRPM & The Property Ombudsman codes of practice.
- Monthly site visits performed by experienced and professionally qualified senior staff. Followed by monthly updates circulated to residents.
- We complete the specifying, tendering, and implementation of repairs. Plus the completion of maintenance contracts and compliance with consultation procedures.
- Employment, training, and monitoring of site staff.
- Providing a 24-hour emergency call-out facility, 365 days a year.
- Accountancy, financial budgeting, and setting service charge levels. Plus appropriate collection and arrears procedures.
- Ground rent collection.
- Administration of separate scheme bank accounts with trustee status.
- Advice to Resident Management Companies and provision of company secretarial services if required.
- Ensure complete compliance with leasehold legislation and regulations relating. In relation to health and safety, and fire risk assessments.
- Effecting comprehensive insurance cover for buildings and general risks, cost-effectively.
- Establishing and maintaining detailed records and administration systems for each development via our bespoke software, thereby ensuring the free flow of accurate information to all parties.
- Acting as company secretary for management companies if required, and making all necessary returns to Companies House.
Our development management goes beyond regular site visits and maintaining high property standards. As managing agents, we provide a comprehensive range of services to ensure every aspect of your development is well managed.
Financial Management
- Submission of demands for service charges due from leaseholders.
- Keeping files and records relating to the property. Including details of payments made and received, and agreements entered into on behalf of the company.
- Any changes in flat ownership.
- Preparation of the annual service charge accounts for auditing where appropriate.
- Preparation of the budget for the coming service charge year.
- Administering any reserve funds.
- Compilation of accurate property service charge estimates.
Lease Compliance
- Ensuring compliance with the terms of leases and, where necessary, subject to freeholder authorisation. Plus, instructing solicitors in relation to breaches
- Instructing and providing information to solicitors in relation to unpaid service charges and ground rents, as well as any breaches of the lease and other matters requiring a solicitor’s services.
Relationship with Leaseholders
- Arrangement and supervision of maintenance contracts in relation to all common parts.
- Making periodic visits to the property to ensure the proper day-to-day running and to inspect the building’s general condition.
- Attending to normal routine inquiries from the Company and leaseholders.
- Liaising with the Company, the freeholder, and leaseholders. Attending meetings as required or agreed.
- Responding to pre-contract sales inquiries.
Administrative and Company Secretary Services
- Preparing statutory accounts for submission to Companies House and filing statutory company returns.
- Acting as company secretary to the Company.
- Issuing share certificates.
- Arranging AGMs or EGMs.
- Administering appropriate and competitive Buildings and Public Liability insurance.
