  • Ground source heat pumps and solar panels for energy efficiency
  • Passive-house-inspired design principles to maximise comfort and reduce energy use
  • Distinctive colour-coded doorframes in Beaufields House, designed to help residents quickly and easily recognise their apartments.

Communal spaces such as lounges and kitchenettes encourage socialising, while historic Collingham Village photographs connect residents to local heritage, enhancing their sense of belonging.

A Vibrant and Inclusive Community

Both the apartment block and the surrounding bungalows share access to a broad programme of social activities. Craft days, painting classes, and a community choir are regularly hosted on site.

A fully equipped guest suite, often described as “nicer than a hotel room,” can be booked by residents for visiting family. A popular facility due to its comfort, accessibility, and the exceptional value it offers.

Residents have formed their own social committee, with active support from our team by organising monthly coffee mornings and inviting local organisations to speak on topics such as independent living support, fire safety, and health and wellbeing. The local fire service is a frequent and welcome visitor.

Strong Village Integration and Local Partnerships

Gusto places deep importance on community integration. They purchased and refurbished the local village pub before gifting it back to the community, creating an invaluable social hub. They also sponsor local cricket and football teams, reinforcing their role as invested long-term stakeholders in the village.

Collingham Brook includes an on-site café, meeting rooms, hot-desk facilities, and even specially designed “live-work” homes, with dedicated external offices ideal for modern flexible working.

Environmental Stewardship

Twenty years ago, before construction began, Gusto invited the local junior school to plant what is now the established woodland walk. Many current residents remember the saplings being planted and have watched them grow into mature trees. Today, the woodland is maintained as a natural, peaceful space, maintained by essential safety work.

The estate also includes drainage ditches, balancing ponds and SUDs infrastructure, now fully understood and accepted by the community. Reassuring residents that fluctuations in water levels are part of normal flood-mitigation processes.

Further community-led environmental initiatives include raised garden beds and full allotments. Over time, residents asked to take over responsibility for maintaining them. We supported this transition, allowing residents to form gardening groups and manage the allotment plots. Seeing residents take ownership of these spaces has been rewarding, as it not only enhances their wellbeing but also helps build stronger community connections.

Collaborative and Responsive Management

Working closely with residents we’ve guided them through the transition from larger private homes to communal living with service charges. Adapting management practices to suit evolving community needs such as:

  • Initial community manager role supported integration with the wider village
  • Transition to caretaker model focusing on maintenance and cleaning
  • Resident-led initiatives, such as a volunteer managing guest suite turnover while we handles bookings

This partnership model empowers residents and strengthens community ownership.

The Jubilee celebrations were a highlight of recent years, coordinated jointly by our team and residents, planting raised beds to mirror the royal cypher and hosting a well-attended community party. These events reinforce the sense of togetherness and pride that defines the development.
